Sanderson Weatherall prides itself on the provision of a first-rate property management and letting service. If you are a current or potential landlord, call us to find out just how well we can meet your requirements.
 
A service to suit you
 
Choose between a simple tenant-finding service and a full property management package.
 
In the former, we locate a suitable tenant and provide a free valuation, but you retain responsibility for rent collection and management of the property. You also hold the bond provided and will liaise with them over repayment of this at the end of their tenancy.
 
By contrast, the full service includes property management, tenant liaison and accounting services. You have to do nothing, other than to give instructions to the agent. 
 
Personal advice
 
If you are considering a buy-to-let purchase, it is important to choose a property that will be attractive to potential tenants and comply with all applicable laws. Equally, if you are considering renting out a property already in your possession, it is important to ensure that it meets all regulatory requirements and tenant expectations.
 
Let Sanderson Weatherall take the legwork out of this process for you. We can offer a full appraisal of potential properties for rent and even provide furniture packs for use in furnished properties. These are tailor-made to suit your requirements, the property in question and your budget.
 
Taxation
 
UK RESIDENTS
As a UK resident landlord you must pay tax on any profit earned from letting your property. The Inland Revenue allow a number of expenses that can be offset before calculating your rental profit. You will need to complete a self-assessment tax return.
 
OVERSEAS LANDLORDS
As a landlord residing overseas you must still pay income tax on the rent earned from letting your home. You will need to complete a self-assessment tax return. Provided you complete a tax exemption form your agent can pay rental income to you gross of tax. Sanderson Weatherall can assist you in obtaining and completing the form if applicable.
