Residential development remains one of the main areas of work for Sanderson Weatherall's
planning team whether this be through seeking allocations in LDFs for future land releases,
or preparing, submitting and negotiating planning applications.
Despite some of the positive soundings in the Kate Barker Treasury Reports, the
planning system, including late 2006 revision of PPS3, "Housing", all place continuing
stringent tests on the scale and location of housing development. The emphasis
remains very much on brownfield development, although many LPAs are beginning
to realise that the emphasis on high density and particularly apartment schemes
is resulting in a failure to meet a full range of housing needs.
These are issues which need to be fully explored in promoting more general housing
schemes away from towns and city centres. Sanderson Weatherall's planning team
has expertise in putting together relevant strategic cases, and presenting these
through Examinations in Public at both regional and local levels.
A second major element of residential development relates to specific proposals
and the negotiation of planning applications. Sanderson Weatherall's planning
team has significant experience in assisting with scheme layout and design, in
order to maximise the prospects of achieving planning permission. Early involvement
in the design process ensures that issues which we know will be raised by planning
officers can be addressed at an early stage and proposals promoted appropriately
to address such issues. The negotiation of planning permissions without the need
to appeal remains one of our primary objectives.
